Free tools and a free directory

Tools built for the work, and an honest read on the rest.

Start with the tools built here: small, single purpose, free, and pointed at the questions that actually come up on a call. Then browse the whole field, thirty-six other tools across four groups, with what each one does, when to reach for it, and where it stops being useful.

45%

Of prospective buyers now use AI tools somewhere in the homebuying process, up from 37 percent a year earlier

52%

Of those buyers use AI to search for homes, making it the single most common use

33%

Reach for ChatGPT specifically, with Gemini at 20 percent and Meta AI at 10 percent

Why this page exists

They checked before they called you.

Your clients are already doing this. They are running your listing through a chatbot before they call you, checking a valuation model against your CMA, and asking an assistant to explain the inspection report you sent. In March, Zillow launched an AI search assistant of its own. The question is no longer whether AI sits between you and the consumer. It does.

So this directory exists for two reasons. The first is practical: there are a handful of tools that genuinely give an agent back hours every week, and a much larger number that look impressive in a demo and quietly become another subscription you forget to cancel. The second is positional. When a client asks which tool they should trust, the person with an answer is the expert in the room.

Everything below is grouped by who it is for rather than by what technology it uses, because nobody has ever solved a problem by knowing a tool was built on a language model. Use the filters, or search if you already know what you are looking for.

Built here

Tools we built because nothing else answered the question.

General purpose assistants are good at drafting and bad at judgement. These are small, single purpose tools built around the questions Devin gets asked on calls, and they are free to use. No account, no email wall, nothing saved.

For real estate agents

Enter your last twelve months and it names the single constraint holding your production down, then shows the weekly activity your goal actually requires. This is the first twenty minutes of a coaching call, run on your own numbers.

  • Takes about three minutes
  • Names one constraint, not a list of nine
  • Gives you the weekly number to hit
Run the diagnostic
For contractors and trades

Put in a job’s hours, materials, overhead and the number you were about to quote. It works out what that job actually pays you per hour once the drive time and the change orders land, and whether your capacity can carry it this month.

  • Your real rate on this job, not the invoice total
  • The break even point before you discount
  • A capacity read before you say yes
Run the pricing check
For real estate agents

Describe the property, the seller’s situation and what you know about the competition. It returns the pricing conversation you are walking into, the three objections most likely to come up, and the questions that surface the seller’s real motivation.

  • The objections before the appointment, not after
  • A pricing narrative you can defend
  • Questions that get past the script
Run the prep tool

More are coming, and the queue is built from what people ask for. If there is a calculation you keep redoing by hand, say so and it may well become the next one.

The directory

And the rest of the field, honestly reviewed.

Thirty-nine tools in total, and no financial interest in thirty-six of them. Grouped by who they are for rather than by what technology they use, because nobody ever solved a problem by knowing a tool was built on a language model.

Contractors

No pricing, on purpose

Tool pricing changes constantly and a published price is wrong within a quarter. Every tool here publishes its own current pricing, and that is the only number worth trusting. Check it there.

Nothing here is paid placement

No affiliate links, no sponsorships, no vendor wrote their own entry. Tools appear because they solve a problem an agent, broker, buyer or contractor actually has.

Reviewed and pruned

This category moves fast. Entries get rewritten as products change and removed when they stop being worth the subscription, rather than left up because the page already existed.

Where these tools stop being useful.

Worth saying plainly, because the demos never do.

How to use this

Pick two, run them for ninety days.

The most common mistake on a page like this is treating it as a shopping list. An agent running eleven tools badly is slower than an agent running two of them properly, and considerably poorer.

Start with the constraint. If you cannot tell who to call, that is a CRM problem. If the calls happen and nothing closes, that is not a software problem at all. Pick the one tool that touches your actual bottleneck, give it a full quarter, and only add the second once the first is genuinely part of how you work.

If you are not sure which one that is, the Production Diagnostic will tell you in about three minutes, and it will not try to sell you anything at the end of it.

Not sure which one you need?

That usually means the constraint has not been named yet. Twenty minutes on the phone sorts it out faster than a month of free trials.
