Know the conversation before you knock.
Describe the property, the seller and what you are up against. This returns the pricing conversation you are walking into, the three objections most likely to come up, and the questions that get past the script.
The appointment in front of you
You bring the comparable range from your own analysis. This reads the seller against it and tells you which conversation that gap is going to create.
Your prep appears here
Fill in the appointment on the left. You will get the pricing conversation you are walking into, the three objections most likely to come up with an answer for each, and the questions that surface what is really going on.

Questions that get past the script
How Devin would open this one
Twenty minutes, no obligation. Bring an appointment you are dreading.
It reads the gap, not the price
What decides the appointment is rarely the number itself. It is the distance between what the seller has decided the house is worth and what the market has already said, and whether their timeline can survive finding out.
It names the objections in advance
The objections on a listing appointment are not random. They come from the same four or five places every time, and which ones show up is predictable from the gap, the history and who else is presenting.
It gives you the questions, not a script
Sellers have heard the script. What moves an appointment is a question nobody else in the process thought to ask, usually about what happens to them after the sale rather than before it.
About the property
Everything here is worked out in your browser. Nothing about the seller, the address or the numbers is transmitted, stored, or added to a list, and closing the tab erases it.
Why this exists
Most listings are lost in the car on the way there.
Agents lose listing appointments they should have won because they walked in prepared for the house and unprepared for the person. The objections were predictable, the pricing gap was visible from the comparables, and nobody sat with either one before ringing the bell.
This will not deliver the presentation for you, and it will not make a seller reasonable. What it will do is make sure nothing in that room is a surprise, which is most of the difference between the agents who take the listing and the agents who get a call two weeks later.
Walk in knowing how it goes.
Twenty minutes on the phone. Bring the last listing you did not get, and we will find where it actually went.
