One to one and group coaching

Build the business that funds the life.

Coaching for real estate agents and business owners, from someone who is still listing, still closing, and still leading an office. The strategy gets tested in a live market before it ever gets taught in a room.

The actual problem

It is almost never a lead problem.

Every agent who calls me is convinced they need more leads. Some of them do. Most of them have more opportunity sitting in their phone right now than they can currently handle, and no system for touching it consistently.

What is actually happening is simpler and harder to admit. The week was never designed. It fills itself from the outside in, the urgent beats the important every single day, and the activities that create future business get whatever is left over, which is usually nothing. Then the year ends and the production looks a lot like last year despite working harder than ever.

Buying more leads on top of that does not fix it. It buries it. You end up paying for opportunity you do not have the capacity to convert, which feels like proof that the leads were bad.

Coaching starts by finding the one constraint that is actually holding you down, because fixing the wrong thing enthusiastically is how most agents lose two or three years.

Sound familiar?

The week owns you

Fifty plus hours in, and you cannot point to four of them that created future business.

The database is a graveyard

Hundreds of people who liked you, bought from you, and have not heard from you in a year.

Income swings wildly

Two closings one month, nothing the next, and no way to predict which is coming.

You are the bottleneck

Everything routes through you, so growth just means more hours you do not have.

The goal was never staffed

The number written down in January was never supported by anything in the calendar.

What you get

A system, a standard, and someone in your corner.

Coaching is not a weekly pep talk. It is a working operating system for your business, installed piece by piece and held in place until it stops requiring willpower.

The operating week

We rebuild your calendar around the few activities that actually move production, then protect them. This is the piece that changes everything else downstream.

Database and relationships

Turning a dead contact list into a route you work every week. This is the highest return activity in real estate and the most consistently skipped.

Lead generation that holds

One or two channels run properly beats six run occasionally. We pick what fits your personality and market, then build the consistency into the week.

Follow up and conversion

Most agents abandon opportunity at about day twenty. The business is sitting at day sixty. We fix the scripts and the cadence that closes that gap.

Numbers you actually use

Conversations to appointments to contracts to closings. Once you know your own ratios, goals stop being motivational and become arithmetic.

Leverage and first hires

What to hand off, in what order, and how to know you are ready. Usually earlier than it feels, and rarely the tasks people expect.

Pick your format

Three ways to work with Devin.

Same operating system underneath. What changes is how much of Devin’s time is pointed at you, and whether you are doing it alone or in a room with people working the same plan.

Private

Private coaching built around your market, your database and your numbers. The fastest way to move production, and the format with nowhere to hide.

  • Weekly calls with Devin directly
  • Your plan, not a curriculum
  • Best if you are ready to scale or reset

Small room

A capped room of agents running the same system on the same calendar, with peers who know your numbers and notice when you go quiet.

  • Live training plus working sessions
  • Peer accountability every week
  • Best if you work better watched

For leaders

Onsite or virtual training for teams, offices and market centers. The standard gets installed across the team instead of living in the leader’s head.

  • Built for team leaders and owners
  • Half day, full day or ongoing
  • Best when the team has outgrown you

Not sure which one fits? That is the first thing the call sorts out. Devin has talked plenty of agents out of the expensive option because the cheaper one was the right answer. You can also book Devin to speak at an event or a market center meeting.

How it works

Ninety days, three phases.

Coaching runs in ninety day blocks because that is the shortest honest window to change how a business runs and see it show up in production. Anything shorter is a conversation, not a change.

Weeks one to three

Find the constraint

We audit where the time and money actually go, not where you think they go.

  • Ninety day production review
  • Time and activity audit
  • Database health check
  • The one constraint, named
Weeks four to eight

Install the system

The operating week goes in, and the activities that create business get real space.

  • Calendar rebuilt and protected
  • Database route and scripts
  • Lead channel chosen and run
  • Weekly accountability calls
Weeks nine to twelve

Hold the standard

This is where it either becomes how you work or quietly slides back. We do not let it slide.

  • Ratio tracking and adjustment
  • Follow up gaps closed
  • Leverage and delegation plan
  • Next ninety days mapped

Honest fit

This works for some people and not others.

Devin would rather tell you on the first call than take your money and watch it not work. Roughly one call in five ends with a referral somewhere else.

A good fit if

Not a fit if

He delivers clear, actionable strategies and holds you accountable to meaningful outcomes. He positions you for long term success regardless of your level within the organization.

Investment

Priced to the problem, not to a package.

There is no checkout button on this page on purpose. What coaching costs depends on format and cadence, and both of those depend on what is actually broken. That gets clear on a twenty minute call, and then you are buying the right thing rather than the biggest thing.

What is consistent: ninety day blocks, a real standard, and Devin personally rather than a coach you have never heard of working from someone else’s script.

Twenty minutes, no deck

You talk, Devin asks questions about the last ninety days and the next ninety.

The constraint gets named

Out loud, on that call, whether or not you ever hire him.

Format and price, in that order

One to one, group or team, then what it costs. Never the reverse.

You decide later

Nobody calls you six times. If it is not the right season, it is not the right season.

Before you ask

Common questions.

Most coaches at scale stopped selling years ago and are still teaching the market that made them. Devin is a Top 1 percent Realtor who leads a Keller Williams office. When he tells you what is working, he is describing something he did recently, not something he remembers doing.

Activity changes in the first two weeks, and you will feel that almost immediately. Production is a lagging indicator and usually moves between sixty and ninety days.

That gap between effort and evidence is exactly where most agents quit, which is the main reason coaching exists at all.

No. New agents and experienced agents both work well, though the first ninety days look different. A newer agent is building the habits for the first time. An experienced agent usually has to unlearn a week that has been running on autopilot for years, which is honestly the harder job.

Yes. Coaching runs virtually and clients are spread across the country. The systems are not market specific, because the constraint is almost never the market.

It depends on format and cadence, and those depend on what is actually broken. Pricing gets discussed on the first call once the constraint is clear. Nobody is going to quote you a number before understanding the problem.

Bring me your last ninety days.

Twenty minutes. We find the constraint, you leave with a plan, and nobody chases you afterward.
